From First Conversation to Finished House: The Custom Home Process in Toronto

For most clients, commissioning a custom home is a first. The process is unfamiliar, the decisions are significant, and the stakes, financial and personal, are high. A clear picture of what a good working relationship with an architecture firm involves can help you approach the process with more confidence.

The initial consultation

Our process begins with a conversation. We want to understand the project — its site, its scope, your timeline and budget expectations — but equally, we want to understand you. The most successful projects are those where client and architect develop a genuine rapport and shared vocabulary early. We find that clients who come with strong points of view, and who are also open to exploring new ideas, tend to produce the most rewarding outcomes.

Preliminary design

Once we've developed a program together, we generate several preliminary design options. These are presented as 3-D models, not just floor plans — so you can see and understand the spatial experience of each option before committing to a direction. This phase is often where the most important creative decisions happen, and we encourage active engagement.

Design development and approvals

As the design evolves, we begin to develop its technical aspects in parallel. In Toronto, many projects require approvals from the Committee of Adjustment, the TRCA, Urban Forestry, or other bodies. We manage this process entirely, including preparing submissions and representing clients at hearings. Understanding the regulatory landscape is part of our process and our expertise.

Contract documents and construction

Before construction begins, we prepare thorough, accurate and well coordinated contract documents that can be effectively translated into reality and expedite construction, to minimize ambiguity in the field. We work with the structural, mechanical and electrical engineers, as well as integrating the work of audio visual, security and lighting consultants into the overall project documents.

 During construction, we remain integrally involved, attending site meetings, reviewing contractor submissions, and ensuring the built work reflects the design intent.

A successful project isn't just a beautiful home — it's a process that has been collaborative and transparent, where decisions were well-informed, and where there were no unpleasant surprises.
